What counts as a "seller lead"?
A homeowner who has expressed interest in selling their property and given you their contact details - whether that came from a portal enquiry, a leaflet response, a phone call, or a digital ad. If they are a potential instruction, they are a seller lead.
Why include prospecting hours in the cost?
Because time is money. If a senior negotiator spends 10 hours a week prospecting at an effective cost of £25/hour, that is £1,083 per month. Leaving it out makes your CPL look better than it is - and worse, it means you cannot fairly compare channels.
What does a digital lead generation service actually cost?
Typically £500 to £1,000 per month for the agency management fee plus from £1,000 per month in ad spend. So expect £1,500 to £2,000 total per month to start. The trade-off is volume - you will generally get significantly more leads per month at £5 to £15 per lead instead of the handful from traditional methods.
Do I still need to follow up digital leads myself?
Yes. Digital gets the leads to your door - your team still needs to call them, book valuations, and win the instruction. The difference is that instead of spending hours finding leads, your team spends that time converting them. Agents who respond within 5 minutes convert at roughly double the rate.
How many leads can I expect from digital?
It depends on your area, competition, and ad spend. The all-in cost per lead (including our avg £600 management fee) typically falls between £15-25. At £1,000/month ad spend, that means roughly 40-65 leads per month. But we would rather have an honest conversation about realistic expectations for your specific situation than promise a number we cannot guarantee.
